Dude, you have GOT to be kidding me!!!!!!! That duplex was on the MLS for less than 10K for weeks, and you're asking for $54,500 over 15 years??

PLUS, you are asking an additional $150.00 / month for taxes and insurance? The taxes on that property I dare say are less than $200.00 / year and Insurance would be dirt cheap, $500.00 annually would easily cover T & I. You are asking 3 times the actual cost for T & I.
